That Basement You Keep Avoiding is Missed Potential

The basement is often the biggest space in a house and most likely, the one with the least thought put into it. Poor lighting, bad layout, issues with moisture, and years of accumulated clutter are common. But if you take away all that, what you’re left with is an untapped square footage that can be repurposed into something much more meaningful.

We’ve seen that potential firsthand in over 100 basement remodels across Atlanta. Some became self-contained guest suites. Others turned into offices, home gyms, theaters, or quiet spaces to think.

No matter what direction you go, we start with the same question:

How do you want this space to work for your life?

Frequently Asked Questions About Basement Remodeling

Most basement remodels take 3 to 6 months. A big factor is whether it’s a first-generation basement (raw and unfinished) or a second-generation space that was previously finished and needs to be torn out and rebuilt. Starting from scratch is usually more straightforward. If we’re correcting past work, reworking layout, or solving hidden issues, that adds time, and it’s worth doing right.

Yes, in most cases a basement remodel requires permits, especially if you’re adding bedrooms, bathrooms, or making structural or electrical changes. We handle all permitting and inspections for you, ensuring your project is built to code and passes smoothly.

No. In most cases, you can stay comfortably in your home. We isolate the basement, manage dust and debris carefully, and keep your main living areas clean and safe. If the project ever affects utilities or requires access through finished areas, we’ll plan for it and give you plenty of notice.
On average, our basement remodels come in around $206 per square foot. Most full remodels fall between $100,000 and $200,000, depending on the size of the space and the scope of work. The biggest factors affecting cost are whether we’re starting with an unfinished basement or correcting past work, whether plumbing or bathrooms are involved, and how custom you want to go with finishes.
Then we fix those first. A beautiful finish won’t matter if it’s hiding structural or water issues. Every project starts with a full assessment of the foundation, framing, and environmental factors like moisture and airflow. We’d rather pause to do it right than push forward and hope for the best. You’ll always know what’s happening and why

Yes, and we’ve done it plenty of times. We can design and build a full suite with a bedroom, bathroom, kitchenette, storage, and even a private entrance.

We loved our experience with the Hamlin Group!! Chad was great to work with during the planning phase and we couldn’t have asked for a better project manager in Tyler.

We were thrilled with the final result and recommend the Hamlin Group to all of our friends.

Chad and the team at The Hamlin Group worked with us at Collective Learning Academy to create a model studio apartment.

The purpose of the apartment is to teach independent living skills to young adults who participate in our Transitions Program. Our programs are held within Second Ponce de Leon Baptist Church, and it was important to insure these leasehold improvements were done with the highest quality possible and with minimum disruption to the school or church.

The apartment turned out beautifully, and Chad and his team helped us make some great decisions to minimize impact to the existing church structure. On time and reasonably within budget!
