Day 1 of Demolition
This is the primary load bearing wall. Drywall being removed
1 of 3 18" LVL's
This is one of 3 LVL's that we installed to carry the load from the roofline, down to the new foundations in the basement.
As you can see, removing the load bearing wall is an arduous process. We were very careful to maintain structural stability throughout the entire process. Once the total system is in place, we will remove the old supports.
Temporary supports remain until the LVL is completely in place.
Installing new, valulted ceililng joist. Temporary framing still present.
Most of the ceiling joist are in place. Removing the temporary framing soon.
The new stairway is in, with temporary finishes of course.
Spray Foam Insulation
If you are considering a renovation, be sure and add this into your budget. Spray foam insulation is a wonderful way to save on your energy costs.
Installation of the new stair treads
It looks messy now, but wait till its finished.
Temp Framing Removed, Sheetrock being installed
Sheetrock finished, prepping for hardwood floors
LVL's are ugly. This enclosure is the begining of a decorative finish.
Hardwoods installed, rough in complete, and primed.
Custom Wainscotting was added to the perimeter of the home.
Custom Closet Door
The foyer has been closed off from thru traffic, and a new closet created. This door was custom made.

This project took place at a home that was already beautiful, but did not capitalize on the available space. Believe it or not, this project started out as a bathroom & stair renovation. Once we started the design process, the owners began to see the potential in opening the space up for their growing family. In general, the scope included relocating an existing powder room, removing an existing (enclosed) stairwell and replacing it with a new open stairwell, removing the primary load bearing support wall, vaulting the ceiling as well as kitchen, fireplace and basement renovations. This project was an incredible experience for The Hamlin Group. The home owners did a magnificent job of furnishing the space, and seem to be very pleased with the end product. We hope that you agree.
